  • Used as leverage.  Other Realtors may use your home as an example why their buyers should purchase other homes that are better priced.

  • Financing problems for buyers.  Because most buyers need financing to purchase a home, they will need to have an appraisal done for their lender before a loan is made.  If the asking price is too high, the appraiser may discount the value to come in line with the current market, and this could impact whether a buyer can get the loan needed to purchase your home.
